Well-built condominiums and landed houses from the 1990s and 2000s are our most common brief: good bones, dated finishes and plans. Every wall, the window and the door stay put; concrete is left alone. Bookmatched dark-veined marble on walls and floor, the vanity remade in the same stone on the same wall with two integrated basins and a full-width backlit mirror, a sculptural freestanding bath in the old tub's corner, the shower rebuilt in its position in frameless smoked glass, brushed bronze and concealed linear lighting.

Kitchen remodel · 8 weeks
Garden door, side window and the gas point stay where they are. The hob is kept in place with a modern five-burner gas top and a slim bronze-and-glass canopy hood. Smoked walnut cabinetry with bronze channel pulls, a bookmatched marble worktop and splashback, a longer island ending in a breakfast bar, and the two blank walls beside the garden door put to work as lit, fluted-glass display cabinets for glassware and cutlery.

Living remodel · 10 weeks
The left wall stays solid, the balcony doors stay where they are, and the enclosed dining alcove keeps its footprint. The solid wall becomes a fluted smoked-oak joinery wall with a marble insert, concealed television and linear fireplace; honed limestone floor; a curved sofa on a large rug; in the alcove, new table, chairs, chandelier and sheers. Outside, the balcony gets a timber deck, planters and a new ceiling light.

Master bedroom & ensuite · 7 weeks
Windows, walls and the garden view exactly as found; bed and wardrobes on their original walls. The wardrobe run is rebuilt in fluted walnut with bronze inlays and a lit toe recess, and the ensuite door is concealed within it as a flush walnut panel. A floating bed with a warm LED glow beneath, a channel-tufted velvet headboard wall with bronze reading lights, a recessed ceiling raft with bright daytime and warm night settings, a low skirting light for the night, layered sheers and blackout.
