Condominiums come with a management office, a renovation deposit, permitted working hours and rules about what can travel in the lift. None of this is difficult, but each adds days to a programme and must be arranged before the first worker arrives.
Landed homes remove most of those constraints and add others: structure, waterproofing, the age of the electrics, and for conservation properties, heritage guidelines that shape what can be touched. The reward is far greater freedom in layout and scale.
We concentrate on condominiums and landed houses, and take on HDB homes only when they are executive apartments or maisonettes with the scale to carry the work. Whatever the building, the programme is written around its rules before the first worker arrives, and the transformations page shows what the same room becomes in each.
